Low Vacancy Rates, High Rents in Boulder County

Boulder County has the highest rents per square foot and the lowest vacancy rate in the Denver metro area, according to the most recent Metro Denver Vacancy and Rent Report. The report tracks rental rates and prices in Adams, Arapahoe, Denver, Douglas, Jefferson, Broomfield and Boulder counties each quarter, consolidating Boulder and Broomfield results in its reporting in some areas.

The Boulder/Broomfield area boasted a vacancy rate of 3.7% in the fourth quarter or 2012, along with an average rent of $1,1103.62 and a rental rate of $1.28 per square foot. Boulder County also accounted for three of the hottest real estate sub-markets in the metro area. The Boulder-University area had a vacancy rate of 0.2% during the quarter, while Boulder-Except University had a vacancy rate of 1.9% and Longmont had a vacancy rate of 2.7%.

Vacancy rates are typically higher in the fourth and first quarters than in the second and third quarters, according to the report, which means that current vacancy rates are likely even lower.  The Denver metro area added a total of 329 rental housing units in the fourth quarter, for a total of 292,800.
